Terms of Use
These Terms of Use govern your access to and use of the Cyprus Properties website. Please read them carefully — by using the site you agree to be bound by them.

1. Acceptance of these terms
These Terms of Use ("Terms") form a binding agreement between you ("you", "the user") and Cyprus Properties ("we", "us", "our") and govern your access to and use of the Cyprus Properties website at cyprus-properties.eu, including all subdomains, content, lead-capture forms, and related services (together, the "Site").
By accessing or using the Site, you confirm that you have read, understood, and agreed to these Terms and to our Privacy Policy, which is incorporated into these Terms by reference. If you do not agree, please discontinue use of the Site immediately.
You must be at least 18 years old to submit any inquiry through the Site. If you are acting on behalf of a company, partnership, or other legal entity, you confirm that you have authority to bind that entity to these Terms.
2. What the Site is
The Site is an informational catalogue and lead-generation platform that connects prospective investors with Cypriot off-plan real estate developers. We curate listings of new-build residential projects, present them in a comparable format, and forward your interest, when you ask us to, to the developer of the project you are interested in or to a licensed Cypriot legal professional working with that developer.
The Site provides, among other things:
- Listings of developers and their projects, including indicative pricing, payment plans, expected handover dates, layouts, and amenities.
- Editorial content (blog posts, FAQs, guides) covering the Cyprus residential market, permanent residency rules, and other topics relevant to international investors.
- Lead-capture forms (Request Investment Deck, Email Inquiry, Developer Meeting, WhatsApp click-to-chat) through which you may ask to be put in touch with a developer.
3. What the Site is NOT
This is important and intentionally explicit. The Site is not:
- A real estate brokerage or agency. We do not act as a broker or agent for either side of any transaction, and we are not licensed as one. We do not represent the developer in negotiations and we do not represent you.
- A marketplace that executes transactions. No reservation, purchase, payment, or signing of any contract takes place on the Site. All transactions occur directly between you and the developer (or their legal representative).
- An escrow service or payment processor. We never hold, transfer, or handle client funds. Any payment of reservation fees, deposits, or purchase consideration is made directly to the developer or to a regulated escrow account arranged by the developer's legal team.
- A provider of legal, tax, immigration, financial, or investment advice. Content on the Site is general guidance only. You must consult licensed professionals before making any decision.
- A guarantor of the listings. While we vet developers and projects before publication, we do not warrant the accuracy of any individual listing field (price, layout, size, handover date, yield) or any developer's future performance.
4. Permitted and prohibited use
You may use the Site for lawful personal and professional purposes connected with evaluating Cyprus off-plan property. You agree not to:
- Use the Site for any unlawful purpose, or to harass, abuse, defame, or otherwise harm any person or entity.
- Scrape, crawl, harvest, or otherwise extract data from the Site using automated tools, except for well-behaved search engine crawlers that respect our
robots.txt. - Attempt to bypass technical controls, probe or test the vulnerability of the Site or its infrastructure, or interfere with its normal operation.
- Submit false, misleading, or inaccurate information through any lead-capture form.
- Impersonate any person or misrepresent your identity, nationality, residency, or investment intent.
- Use any part of the Site in a way that could disable, overburden, damage, or impair it, including denial-of-service activity.
- Reproduce, distribute, modify, create derivative works of, publicly display, publicly perform, republish, download, store, or transmit any content from the Site outside the permitted personal-use boundaries set out in Section 6.
5. User submissions and lead forms
When you submit information through a lead-capture form, you represent and warrant that:
- The information provided is accurate, complete, and current.
- You have the right to share that information with us and (where the form makes this clear) with the developer of the project to which the form is attached.
- You are the data subject, or you have the authority of the data subject to submit their personal data.
We reserve the right, at our sole discretion, to:
- Refuse, decline, or delete any submission that we believe is abusive, fraudulent, automated, or otherwise inappropriate.
- Decline to forward any submission to a developer, where doing so would (in our reasonable opinion) be unhelpful, premature, or contrary to the developer's stated preferences.
- Limit the number of submissions per user, IP address, or session, to prevent abuse.
We do not undertake any obligation to introduce you to any specific developer or to guarantee a response from any developer. Developer response times and the content of those responses are entirely outside our control.
6. Listings — accuracy and changes
Listings published on the Site are populated from information provided by developers and augmented by our editorial team. We perform reasonable due diligence on each developer before they appear on the Site, but we do not independently verify every field of every listing.
- Indicative pricing. Starting prices, asking prices, price-per-square-metre ranges, payment plans, expected handover dates, layouts, sizes, yield estimates, and amenities are indicative and subject to change by the developer at any time without notice. Binding terms are those set out in a signed sales contract between you and the developer.
- Delivery risk. Construction timelines can slip. We do not guarantee handover dates, construction quality, finishing standards, or developer performance.
- Investment risk. Past performance is not a reliable indicator of future results. Yield, capital appreciation, and rental occupancy estimates are projections, not guarantees. Real estate investment carries risk including the partial or total loss of capital.
- Visa and tax matters. Information on residency programmes and tax treatment is provided for general guidance and may not reflect recent changes in Cypriot or EU law. Consult a licensed Cypriot lawyer, tax advisor, or immigration advisor before making decisions.
- Withdrawal. A developer may withdraw a listing from the Site at any time; we may also remove a listing at our discretion (for example, where due-diligence concerns arise).
7. Intellectual property
The Site, including its text, layout, graphics, logos, icons, photography, video, software, and the selection and arrangement of all content, is owned by Cyprus Properties or its licensors and is protected by copyright, trademark, database, and other intellectual property laws of Cyprus, the European Union, and other jurisdictions.
You may view, download, and print pages from the Site for your own personal, non-commercial use, provided that you keep all copyright and other proprietary notices intact. Any other use — including reproduction, distribution, public display, or adaptation — requires our prior written consent.
Project renders, floor plans, brochures, and developer logos are licensed to us by the respective developers for the purpose of marketing their projects on this Site. Their use beyond viewing on the Site is not permitted without the developer's direct written consent.
The Cyprus Properties name and brand are our trademarks. You may not use them in connection with any product or service without our prior written consent.
8. Third-party links and services
The Site relies on, links to, or embeds content from third-party services, including but not limited to:
- WhatsApp (click-to-chat with our team and with developers)
- Google reCAPTCHA, Google Maps, and Google Analytics 4
- Make.com (lead-routing automation)
- Pipedrive (customer relationship management for our internal use)
- Resend (transactional email delivery)
- Developer-controlled assets hosted on developer websites or content distribution networks
Use of those services is subject to the third party's own terms and privacy policies. We are not responsible for, and do not endorse, the accuracy, completeness, or availability of any third-party content or service, nor for any harm arising from your use of them. Where we use third parties to process personal data on our behalf, the arrangements are described in our Privacy Policy.
9. No advice and no fiduciary relationship
Nothing on the Site constitutes legal, tax, financial, investment, accounting, or immigration advice, and no fiduciary or advisory relationship is created between us and you by your use of the Site. You should obtain independent professional advice — in particular from a licensed Cypriot lawyer — before making any decision to invest in property, transfer funds, sign a contract, or apply for a residency programme.
10. Disclaimers
The Site and all content are provided "as is" and "as available", without any warranty of any kind, whether express, implied, statutory, or otherwise, to the maximum extent permitted by law. We do not warrant:
- That the Site will be uninterrupted, secure, timely, or error-free.
- That defects in the Site will be corrected.
- That the Site is free of viruses or other harmful components.
- The accuracy, completeness, currency, or fitness for purpose of any content.
You acknowledge that any reliance you place on content from the Site is at your own risk.
11. Limitation of liability
To the maximum extent permitted by law, Cyprus Properties and its directors, officers, employees, shareholders, and agents will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for any loss of profits, revenue, data, goodwill, business opportunity, or anticipated savings, arising out of or in connection with your use of the Site or reliance on its content, even if we have been advised of the possibility of such damages.
Because we do not charge users for access to the Site and we do not take payment from users in connection with any transaction, our aggregate liability to any user for direct damages arising out of or in connection with the Site is, to the extent that liability cannot be excluded under applicable law, limited to one hundred euros (€100).
Nothing in these Terms limits any liability that cannot lawfully be limited, including liability for death or personal injury caused by negligence, fraud, or fraudulent misrepresentation, or any rights you may have as a consumer that cannot be excluded under mandatory provisions of EU consumer protection law.
12. Indemnification
You agree to indemnify, defend, and hold harmless Cyprus Properties and its directors, officers, employees, and agents from and against any claims, losses, damages, liabilities, costs, and expenses (including reasonable legal fees) arising out of or related to: (a) your breach of these Terms; (b) your misuse of the Site; (c) your violation of any law or third-party right; or (d) any submission you make through a lead-capture form that turns out to be false, misleading, or unauthorised.
13. Termination and suspension
We may suspend or terminate your access to the Site (or to specific features such as lead-capture forms) at any time and without notice, if we believe in good faith that you have breached these Terms or that suspension is necessary to protect the Site, other users, our partners, or our business.
You may stop using the Site at any time. Sections of these Terms that, by their nature, should survive termination (including intellectual property, disclaimers, limitation of liability, indemnification, and governing law) will continue to apply.
14. Governing law and jurisdiction
These Terms are governed by the laws of the Republic of Cyprus, without regard to its conflict-of-laws principles.
We aim to resolve any dispute amicably. Please contact us first at legal@cyprus-properties.eu so we can attempt to address your concern directly. If a dispute cannot be resolved within 30 days, it will be submitted to the exclusive jurisdiction of the competent courts of Nicosia, Cyprus. EU consumers retain the right to bring proceedings in the courts of their member state of residence where mandatory consumer-protection rules apply.
15. Changes to these terms
We may update these Terms from time to time. The "Last reviewed" date at the top of the page reflects the most recent change. Continued use of the Site after a change becomes effective constitutes your acceptance of the updated Terms. Where changes are material, we will give reasonable advance notice on the Site.
16. Severability
If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions will remain in full force and effect, and the invalid or unenforceable provision will be modified to the minimum extent necessary to make it enforceable while preserving its original intent.
17. Entire agreement
These Terms, together with our Privacy Policy, constitute the entire agreement between you and Cyprus Properties regarding the Site and supersede any prior agreements or understandings between you and us on the subject.
